Move-out inspections work best when you can compare against move-in evidence. This page outlines a practical Ontario-oriented process — not a determination of deposit outcomes or LTB orders.
Before the walkthrough
- Pull the move-in checklist and photos
- Confirm keys/fobs to be returned
- Agree on a time with adequate light
- Bring a phone with charged battery and storage
During the inspection
- Walk the same path as move-in (room order consistency helps).
- Photograph anything new or worsened; caption with room + issue.
- Note meter readings and whether the unit was cleaned to a reasonable standard.
- List keys returned vs issued.
Afterward
Upload photos into an Evidence Pack labeled “Move-out”, keep communications in writing, and reconcile the final month / LMR on your rent ledger. If disagreement remains, organized records help both sides evaluate options calmly.

Compare against move-in evidence
The strongest move-out files are comparative. Pull the original Evidence Pack or folder and review room-by-room before arguing about “new” damage. Ordinary wear and tear is different from holes, burns, or missing fixtures — photos help both parties stay factual.
If move-in documentation is thin, be honest about gaps. Going forward, capture a complete move-in inspection for every new tenancy.
Keys, utilities, and forwarding
- List every key, fob, garage remote, and mailbox key expected back
- Photograph utility meters if tenants paid utilities
- Confirm mailing address for any final statements or deposit correspondence
- Note parking permits or locker keys separately
