Terms of Use

Agreement

By creating an account or using LeaseTrail (“Service”), you agree to these Terms and our Privacy Policy. If you use the Service on behalf of an organization, you represent that you have authority to bind it.

What LeaseTrail is (and is not)

LeaseTrail is software for organising rental records: rent ledgers, maintenance logs, documents, letter templates, Ontario educational calculators, and Evidence Packs (timestamped photos, guest links, PDF exports).

Not legal advice. Templates, calculators, and exports are for personal or business record-keeping only. Provincial and federal rules vary. We do not represent you before the Landlord and Tenant Board or any court. Consult a qualified professional for legal questions.

Accounts

• Provide accurate registration information and keep your password confidential.
• You are responsible for activity under your account.
• You must be at least 16 (or the age of majority in your province if higher) to use the Service.

Your content

You retain ownership of content you upload (photos, PDFs, text). You grant us a limited licence to host, process, and display that content solely to operate the Service (including guest links you enable and PDF generation you request).

You represent that you have the rights to upload the content and that it does not violate laws or others’ rights (including privacy of tenants, landlords, or guests).

Guest / share links

Evidence Pack guest links may allow others to upload or view pack content without logging in. You control creation and revocation. You are responsible for who you share links with. Revoke links when no longer needed.

Plans and billing

Free and paid plans (Starter, Pro, Business) have different limits. Prices are in CAD unless stated otherwise. If Stripe billing is enabled, paid subscriptions renew until cancelled. Evaluation access with raised limits may occasionally be granted by the operator; that access is temporary and is not a paid entitlement.

We may change plans or pricing with reasonable notice for ongoing subscriptions.

Acceptable use

Do not: abuse the Service, attempt unauthorized access, upload malware, scrape or overload the system, use the Service for unlawful harassment, or store illegal content. We may suspend or terminate accounts that violate these Terms.

Exports and reliance

PDFs and exports are convenience copies of data you entered. We do not guarantee that any export will be accepted as evidence by a tribunal, insurer, or court. Always keep independent backups of critical documents.

Availability and changes

We aim for reliable uptime but do not guarantee uninterrupted Service. Features may change. We may discontinue the Service with reasonable notice where practicable.

Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT, TO THE MAXIMUM EXTENT PERMITTED BY LAW.

Limitation of liability

To the maximum extent permitted by applicable law, LeaseTrail and its operators are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, data, or business opportunities, arising from your use of the Service. Our aggregate liability for claims relating to the Service is limited to the greater of (a) amounts you paid us for the Service in the 12 months before the claim, or (b) CAD $50.

Indemnity

You agree to indemnify and hold harmless LeaseTrail and its operators from claims arising out of your content, your misuse of guest links, or your violation of these Terms or applicable law.

Termination

You may stop using the Service and request account deletion (see Privacy Policy). We may suspend or terminate access for breach, risk, or non-payment.

Governing law

These Terms are governed by the laws of the Province of Ontario and the applicable federal laws of Canada, without regard to conflict-of-law rules. Courts in Ontario have exclusive jurisdiction, subject to mandatory consumer protections that cannot be waived.
